San Bernardino, California: Mount Vernon Theme Area Market Study. TNDG served as the project economist for a proposed Hispanic theme shopping facility in the Mount Vernon redevelopment area of the City of San Bernardino. TNDG's role was to evaluate the economic feasibility of the proposed project, determine the optimal size of the facility and identify the types of retail tenants which would be most appropriate for the project.

The analysis first involved defining the geographic market areas from which the project could potentially draw market support based on a series of consumer and resident surveys, and interviews with area business operators. Population and income levels within the market areas were then evaluated to project the potential spending power of market area residents.

The study then projected the portion of total market area retail demand which could potentially be captured by a theme shopping facility in the Mount Vernon Corridor. The analysis also took into account potential daytime expenditures at the proposed project by persons employed in the San Bernardino downtown area.

Glendale, Arizona: Downtown Economic Revitalization Program. Working in conjunction with BRW, Inc., TNDG completed a comprehensive market and financial evaluation of the downtown area to determine revitalization prospects and opportunities consistent with the needs and concerns of the downtown business community as well as the requirements of the community at large. Consideration was given to surrounding development, development programs in other sectors of the City, the significant transportation question in the area, and existing development programs underway. The overall research involved extensive interface with the business community, City staff, and the public at large.

Los Angeles, California: LACRA Real Estate Consulting Services/Open-End Contract. TNDG served as an ongoing contractor to the City of Los Angeles Community Redevelopment Agency (LACRA) under an open-end contract for a period of eight years, performing basic real estate consulting services including market feasibility studies, reuse appraisals, disposition analyses, development structuring analyses, fiscal impact and financial evaluations and developer proposal reviews.

n this capacity, TNDG worked in the majority of the City's redevelopment areas in the Central and South Central areas and the San Fernando Valley.
