North Hollywood, California: Detailed Market and Financial Analyses for Studio Development Project. TNDG recently completed a range of financial and market analyses for a major entertainment-oriented mixed use development project in North Hollywood. The study was prepared on behalf of the developer (J. Allen Radford) as part of an application package to the City of Los Angeles Community Redevelopment Agency (CRA) to secure exclusive rights to negotiate with the Agency for the subject property. The proposed project encompasses a total of 42 acres of land and will include studio, office, retail, movie theater, hotel and residential development totaling 2.8 million square feet. The first phase of the project will involve the development of 10 sound stages and 423,000 square feet of studio-related office space. Simi Valley, California: Commercial Leakage and Opportunities Analysis. TNDG completed a comprehensive retail market analysis for the City of Simi Valley. The focus of the study was to measure current ?leakage? of resident retail demand to major retail centers in neighboring cities and to identify specific opportunities for new retail development based on a recapturing of the indicated leakage. The findings were presented in terms of supportable square footages of 50 detailed categories of retail stores and included strategic recommendations for attracting key anchor tenants to the City (including identification of specific retail chains appropriate for the City to target). The study also identified realistic constraints facing the City's retail attraction efforts. Kona Coast, Hawaii: Market and Financial Feasibility Analysis for Mixed Use Development. A 900-acre parcel extending from the coastal highway inland to highland agricultural lands was being considered by its owners for eventual urbanization in response to existing development pressures and future growth projections. As part of the State mandated entitlement process, the client required an initial market feasibility study to identify the types of land uses suitable for the property and supportable by realistic market demand estimates in the intermediate and long-term future, taking into account the considerable amount of potentially competitive development planned in the market area. The market demand analysis was accompanied by development of a financial evaluation model which enabled each land use element to be individually analyzed as to the costs necessary to bring it to market versus the revenue generation potential it represented as a land sale to developers. Utilizing this component approach, various segments of the property could be "grouped" to investigate levels of development necessary to create a profitable "phase", while minimizing initial infrastructure costs. The market analysis and financial model served as a guideline to the planning team in the process of preparing a Master Plan and EIR for submission to the State for entitlement. Sacramento, California: Metro Air Park Development Potential Analysis. TNDG completed a market and development feasibility analysis of the Metro Air Park, a 1,920 acre site immediately adjacent to the Sacramento Metropolitan Airport. This study entailed a review of recent commercial development in the Sacramento area in order to provide forecasts of land use requirements which could guide the land use planning for the property. In an effort to assist the property owners in their objective of broadening the range of land uses which could be developed on the site, the consultant undertook a number of tasks ranging from the identification and survey of existing airport-related businesses to develop projections of land requirements for airport-related uses, to the review of development on peripheral lands at other airports throughout California to serve as examples of the potentials which exist at the Metro Air Park Site. Oxnard, California: Market Evaluation for Factory Outlet Center. TNDG evaluated the market potential for a factory outlet center proposed for development along U.S. Highway 101 in the City of Oxnard. Given the extraordinary market draw which is characteristic of factory outlet facilities, the analysis measured potential market support from residents of an extended regional market area, as well as from tourists traveling along Highway 101. Based on a review of operating data from existing factory outlet centers, the study projected the portion of the potential resident and tourist spending power which the Oxnard facility could realistically expect to capture. The project was developed consistent with TNDG's findings and is now in successful operation. Santa Clarita, California: Industrial Park Market and Financial Feasibility Analysis. A depleted oil field property owned by an out-of-state oil company was evaluated for re-use and disposition as an industrial park. Working with the land planners for the project, TNDG was engaged to establish magnitudes of market demand over time for various alternative land uses, the relative financial feasibility of alternative development schemes tapping that demand, and the fiscal impact of resultant alternatives on the City's financial structure. Taking into account significant environmental concerns, including issues of toxic waste disposal, major grading of steep terrain, and the preservation of significant native oak stands on the property, made the financial feasibility aspects of the property as well as the sensitivity of the marketing assumptions underlying that feasibility critical to the analysis. The client had to be confident that any mitigation measures proposed to public agencies to facilitate this program could be accomplished in a financially feasible manner. The project was ultimately designed and approved by the City with development plans in process. |
